Bel Air High-Yield Income Fund Eligible property types include SFRs, condos, PUDs, duplexes, tri-plexes and 4-plexes. These high-yield investments earn an annual return of between 10.00% and 12.00%. For maximum tax advantage, these investments may be structured as self-directed IRA accounts. We evaluate each investment thoroughly, and perform all due-diligence before committing any capital. Our investments are further protected by assuring 1) sufficient equity in the underlying property, 2) acceptable debt-to-income ratio for borrower, 3) title insurance to protect loan's position, 3) fire and liability insurance on the property and 4) a reliable tracking systems to monitor all liens. Bel Air Aggressive Income Fund The fund manager will consider property acquisitions, recapitalizations, repositionings, redevelopments and new developments. Eligible property types include raw land (in the path of development or infill), entitled land, multi-units, marinas, mobile home parks, mixed-use, office, retail, warehouse/storage, light industrial, hotels, restaurants, healthcare and specialty commercial properties. These investments yield investors between 15.00% and 18.00%. For maximum tax advantage, these investments may be structured as self-directed IRA accounts. Bel Air Private Equity Fund The fund is generally interested in construction, redevelopments, repositionings and ground-up construction. This fund has set targeted annual returns at over 20.00%. For maximum tax advantage, these investments may be structured as self-directed IRA accounts. Minimum Charter Investor contribution: USD $20,000,000.00 Minimum Basic Investor contribution: USD $100,000.00
