We can arrange traditional funding of up to 90% of the combined purchase and repair costs on rehab properties, at very competitive interest rates. Good credit is required, as well as a strong balance sheet. Full income and asset documentation is also required. The maximum loan to after repair value is 70%. For a borrower with a strong credit score, we can arrange funding of up to 100% of the combined purchase and repair costs on rehab properties, subject to a full documentation underwriting review. The maximum loan-to-after-repair-value is a hefty 75%. The funds are then disbursed in up to 4 separate draws over the rehab period.

This innovative home ownership accelerator program uses the power of our client's income to slash thousands off the total interest paid and years off the payoff time. All of this is accomplished without requiring a change in spending habits or inhibiting access to the client's cash. Clients direct-deposit their entire paycheck into their mortgage, instead of their checking account, where they can still access their funds by ATM, check or debit card. This immediately reduces the principal balance. Since interest is based on the daily average balance, compared to traditional loans, more of each payment is applied to principle and less is charged to interest. This structure elegantly integrates our clients' real estate and financial investments, thereby optimizing the rate of return on the combined portfolios. By minimizing our client's mortgage payment to as low as 2.50% interest-only, we engineer the highest possible cash-on-cash return on their real estate. Consequently, we are able to redirect cash from mortgage payments into the high-yield financial investments. By synthesizing real estate and financial strategies, we secure for our clients the optimum combination of tax benefits, use of leverage, return-on-investment and liquidity. Ironically, despite requiring the lowest monthly payments, this approach can pay off a mortgage faster than any alternative capitalization strategy.

Owner-Builder© Program
We can assist an owner-builder in his quest to build his dream home, by providing financing for ground-up-construction, home remodeling projects and rehabs. We integrate the construction financing into the permanent financing from very the beginning. So, there is only one closing and one set of lender fees. During the 6 to 18 months of construction, no mortgage payments are required. Upon project completion, the construction loan is automatically replaced with the client's choice of permanent financing. The owner-builder is required to invest as little as 5% of the project's total costs.

Distressed Homeowner Programs

As a part of our committment to community involvement, the Investment Capital Group also makes DeferredPayer©, DebtBuster©, HomeSaver©, CreditBuilder© and CreditFixer© loans to distressed homeowners, on a limited basis. These are not hand-outs but bona fide short-term loans that address the needs of borrowers who have been classified by the lending establishment as "un-creditworthy" or who own homes considered to be "unacceptable collateral." These bridge loans are intended to give borrowers breathing room to reorganize their finances or to improve their properties. Towards that end, we also provide pro-bono credit remediation, financial planning and investment advice.

Mortgage Renegotiation
Bel Air Capital makes mortgage and debt settlement services available to its clients through an independent agency agreement with one of he nation's leading debt settlement companies. The ideal candidate for a mortgage renegotiation has had a temporary interruption of income, an unusual one-time hardship expense, ballooning mortgage payments and/or the inability to refinance. However, he or she must have enough reliable income to make the new, renegotiated mortgage payments. Additional delinquent debt can also be settled…freeing up even more cash to make mortgage payments.
